NOTICE OF HEARING REQUEST FOR VACATION OF RIGHT-OF-WAY BEFORE THE BOX ELDER PLANNING AND ZONING COMMISSION AND CITY COUNCIL

 

Notice is hereby given that the following petitioner has applied to the City of Box Elder Planning and Zoning Commission for vacation of a portion of established right-of-way as follows:

 

Application by the City of Box Elder to vacate an approximately 0.55 acre portion of the Cottonwood Drive right-of-way between Line Road and Highway 1416 adjacent to Lot 9 of Block 2 and Lot A of Tract 2 of McGriff Addition, Section 20, T2N, R9E, BHM, Box Elder, Pennington County, South Dakota.

 

Notice is further given that said application will be heard by the City of Box Elder Planning and Zoning Commission at their meeting held in the Council Chambers at Box Elder City Hall, at 420 Villa Drive, beginning at 7:00 p.m. on Tuesday, October 28, 2025 and before the Box Elder City Council at their meeting beginning at 7:00 p.m. on Tuesday, November 4, 2025. Notice of Hearing - Amendments to Subdivision and Zoning Regulations- ORD 763 & 774

PUBLIC HEARINGS FOR AMENDMENTS TO SUBDIVISION AND ZONING REGULATIONS BEFORE THE BOX ELDER PLANNING COMMISSION AND CITY COUNCIL

 

Per SDCL 11-4-4 and 11-6-27, the City of Box Elder, South Dakota Planning Commission and City Council will hold public hearings on proposed amendments to the subdivision and zoning regulations in regard to the adoption of Ordinance 763: An Ordinance Amending Chapter 36 Subdivision Regulations and Ordinance 774: An Ordinance Amending Chapter 44 Zoning Regulations.

 

Hearings will be held in the Council Chambers at Box Elder City Hall, at 420 Villa Drive, before the Planning Commission at their meeting beginning at 7:00 p.m. on Tuesday, October 28, 2025, and before the Box Elder City Council at their meeting beginning at 7:00 p.m. on Tuesday, November 4, 2025. Any person interested may appear and be heard at either meeting or submit written comments to the Box Elder Planning Department before 5:00 p.m. on October 28, 2025.

 

The proposed subdivision ordinance amendments are to streamline processes and modernize requirements. Changes include trail connection requirements, updated terminology, pre-application meetings, administrative approval of final plats, a warranty bond, revised sidewalk timing, and updated plat certificate language.

 

The proposed zoning ordinance amendments are to improve clarity and consistency. Changes include adding new zoning districts (Neighborhood Commercial, Mixed Use, Rural Residential, and Commercial Flex), establishing landscaping requirements for new development, and updating standards to align with the revised zoning structure.

NOTICE OF HEARING REQUEST FOR A PLANNED DEVELOPMENT

AMENDMENT BEFORE THE BOX ELDER PLANNING COMMISSION AND CITY COUNCIL

 

The City of Box Elder, South Dakota Planning Commission and City Council will hold public hearings on a proposed Major Amendment to the Planned Development details for the Liberty Plaza Subdivision in Section 17, T2N, R9E, B.H.M., Box Elder, Pennington County, South Dakota.

 

Hearings will be held in the Council Chambers at Box Elder City Hall, at 420 Villa Drive, before the Planning Commission at their meeting beginning at 7:00 p.m. on Tuesday, November 12, 2025, and before the Box Elder City Council at their meeting beginning at 7:00 p.m. on Tuesday, November 18, 2025.
